Mortgage Market Update - July / August 2026

Welcome reassurance from The "Burnham Effect" on Property and Mortgage Decisions
Recent headlines have provided some welcome reassurance for the UK property market. Reputable media organisations have reported the new Prime Minister has shelved any immediate plans to reform Stamp Duty Land Tax or Council Tax. Had these changes remained on the agenda, the market could have faced an extended period of uncertainty as buyers and sellers delayed decisions. For now, this should provide greater confidence across the mortgage and property sectors.
International developments are also worth watching. Reports are suggesting diplomatic discussions regarding the conflict involving Iran are continuing, with several days passing without further air strikes. While the geopolitical situation remains fluid, any sustained de-escalation could help ease pressure on global markets and inflation over time.
However, closer to home, we've seen several major lenders increase mortgage rates over the past fortnight, with some changes being both frequent and significant. These adjustments reflect ongoing market expectations around inflation and funding costs rather than changes to the Bank of England Base Rate itself.
Looking ahead, we remain hopeful that improving economic conditions, greater political certainty and easing inflationary pressures will help stabilise mortgage pricing in the months ahead.
As always, if you're considering purchasing, moving home or reviewing your existing mortgage, seeking advice early can help you understand the options available in a changing market.
